Letting Services Include:
- Full rental valuation
- Advice on presentation of property
- Market & advertise property on our web site and various property portals
- Basic credit check for one applicant (Other checks are available)
- Escorted tenant viewings (working to the Covid19 regulations)
- Tenancy agreement preparation
- Collection & registration of deposit
- Checking in of tenant to property
- Closing inspection & checking tenant out of property
- Bank transfer each month of rent
- Monthly statement of rent
- Inventory schedule
- Issuing of keys
- 24/7 emergency number for tenant/property issues
- Gas, Electrical & EPC checks (payable by Landlord)
- Property inspection once every six months
- Inspection reports
Letting Fees:
- Management fees for letting the property are 10% per month
- There is a setup/admin fee of £199.00 per let payable by the Landlord which is deducted from the first month's rent
Additional Fees:
- Second/additional tenant basic credit check = £20.00
- Full Tenant Check £35.00 per Tenant - this includes Credit Check, Employer & Landlord check
- Extra Property Inspections - £55.00
- Issuing of an Eviction Notice - £95.00 per notice
- Issuing of letter to tenant on behalf of landlord - £15.00 per letter
